TITLE SERVICES

TITLE FEES
All title insurance premiums include the Commitment for Title Insurance, update and examination of documents at the time of recording, and the title insurance policy. Charges set forth herein are minimum and comtemplate the ordinary transaction or single chain of title. Additional charges will be included when unusual conditions of title are encountered, or when special services are requested.

COMMITMENT FOR TITLE INSURANCE
A report reflecting the present status of title as to ownership, encumbrances and liens affecting title and legal description of land to be insured with a six (6) month commitment to issue a policy. The charge for issuance of a Commitment only (no title insurance to be issued) will be a minimum of $250.00 and may be credited to the title premium if a policy is issued within 6 months of the time of search.

ALTA OWNER'S POLICY
Insures owner(s), optionee(s), or vendee(s) as to their ownership with liability equal to the sales price or market value. Extended coverage is available subject to additional requirements and additional charges.

ALTA LOAN POLICY
Insures the lender (mortgagee) as holder of a loan with a liability in the amount of the mortgage.

OWNER'S & LOAN POLICY (SIMULTANEOUS ISSUANCE)

Owner's and Loan Policy issued simultaneously will be charged at the schedule rate for the higher liability, plus $100. If the liability is over $1million, charge for the simultaneous policy will be a minimum of $200.

ALTA HOME OWNER'S POLICY OF TITLE INSURANCE
Issued On one-to-four family residence or condominium located on platted land, this policy contains innovative coverage against certain losses which may occur post-policy and afford protection against defects occasioned by building permit, zoning issues, vehicular and pedestrian access, encroachments and other off-record matters. It contains 28 insuring clauses (Coverd Risks). A premium charge equal to 110% of the cost of the owner's plus additional charges where applicable for extended coverage). The owner must request this policy prior to the close of escrow. Approval by the Title Department is required.

ALTA RESIDENTIAL LIMITED COVERAGE JUNIOR LOAN POLICY
Issued On one-to-four family residence or condominium unit with limited title insurance protection at a lower premium rate. Liability is limited to $200,000.

LITIGATION GUARANTEE
Used primarily for court actions, foreclosures, providing assurances on the condition of title as well as the person or entity to be cited for any civil procedding.

LIEN & FINANCING STATEMENT
A report which reflects a search for liens,judgements and financing statements recorded in the Bureau of Conveyances against a person or entity.

CONSTRUCTION LOAN(S)/INSPECTION
A minimum inspection fee of $100.00 may be charged for those construction loans that require an inspection to meet the insurers eligibility requirements for insurance. Project or bulked rates are available for subdivisions, condominiums and conversions. Short Term Rates on Re-sales and Refinance transactions are available. If a transaction is not completed, Commitment for Title Report may be subject to a cancellation fee in addition to any advances made on behalf of the client(s). Endorsement(s) special coverage and/or special reports are available upon request. Additional fees may be charged based on th amount of work and/or coverage requested.

NOTE: Title insurance premiums and endorsements are not subject to the State General Excise Tax.
